September has started briskly but itís crucial that people look at the evidence of what is actually selling and donít get too optimistic when setting their asking prices

There are buyers about and the market is moving again. However, as far as pricing is concerned, realism is the name of the game right now

Weíve done well this year. All thatís changed recently is that buyers are more confident about offering below the asking price because sellers are accepting those offers

Thereís a reduction in market activity and ordinary estate houses are taking longer to sell. Weíre still seeing interest in the higher end of the market
